We believe strongly in the power of having a strategic plan for each and every property we market. If you choose to list with us, we will spend 1-2 hours assessing and evaluating your home as well as your family’s transitional needs to develop a very specific process for moving forward. Your house and your family have their own unique set of Strengths, Weaknesses, Opportunities, and Threats that need to be taken into consideration. There are a lot of decisions that need to be made before the FOR SALE sign is placed in the yard. Communicating about all of these issues up front will make the process much smoother down the road.

- Preparing the “Product”
Preparing the home for market is crucial. We are here to help you see your home with a buyer’s eyes and to maximize its appeal.
From the exterior to the interior, we will give you a comprehensive list of suggestions to get your property in pristine condition. Then we’ll help you navigate which ones will have the greatest impact and make the most sense given your allotted time and budget.
If we think its necessary and you are open to the idea, we will bring in a professional stager for consultation. The National Association of Realtors reports that 77% of agents believe a well-staged home increases the amount buyers a willing to pay for a property. It sets a positive emotional atmosphere and also helps to accentuate the property’s best features. Depending on what your home needs, the stager might supply supplementary furniture and décor items for an additional charge or recommend painting or other improvements to be made before going to market.

- Pricing
No two homes are exactly the same. This can make choosing a
sales price a little bit tricky. Just because the house down the street sold
for $80 per square foot doesn’t necessarily mean your home will command the
same. A lot of different factors come into play. Yours might be worth more or
it could be worth less. There’s an old saying in real estate, “No two square
feet are created equal.”
Our goal is to help Sellers achieve a quick sale in 30 days or
less. Over-pricing is always our #1 impediment to achieving this. We take the
pricing exercise very seriously and spend a lot of careful time and thought
studying the market and trying to fit each property into just the right price
window for success. Every home will sell quickly when it is priced correctly.

- Promotion
We’ll begin by developing a multi-media package to use in all our promotions. KJ Films is our preferred media partner. They professionally light and edit all images of your home for maximum result as well as produce a floor plan which buyers find helpful when looking online. Most of our properties also receive a vihdeo package as part of their service.
Online home-viewing is of utmost importance in today’s real estate landscape. We will syndicate your media package and accompanying property information through multiple touch-points for buyers and their agents which may include the Multiple Listing Service, national partners like Zillow and Realtor.com, Facebook, Twitter, Pinterest, You Tube, Linked In, Constant Contact and more. Some of this will be in the form of paid advertising.
The best chance we will have to sell your home will be in the first 15 days, so maximum exposure during this time period is critical. We make every effort to host at least one Open House during this time. Often this can create just the right amount of buzz to spur at least one interested party to make an offer.

- Exercise Prudence
Once you receive an offer on your property (which hopefully you will quickly if everything goes just right), there are many additional tasks to be done. First, it is important to verify that the person making the offer is qualified to consummate the purchase. Next is the process of making sure each part of the contract is fulfilled on time and in good order.? We will keep the ball rolling, always with your best interest in mind to get you to closing on time. Our job is to keep all parties communicating and on target from the lender to the closing attorney to the plumber who has to fix the leaky toilet as part of the repair addendum. We want to make this all go as easy for you as possible. When we hit hiccups and snags along the way, you can rely on our experience to navigate the challenges and make good decisions with wise counsel.
